Nowadays, shoppers in the market for a new home typically turn first to the interest in their quest to research residential real estate listings. While online resources are gaining in popularity among home shoppers, the “drive-by” is still a popular way to search for a new home. Shoppers might decide to drive through an interesting neighborhood on their way home from work or when they’re out running errands, just to see what’s available. On their leisurely drives around town, they will be drawn to the home for sale by effective real estate signs.

Often times real estate agents work with sellers who do not want to put a sign in their yard for fear their neighbors will know too much of their business. Having your neighbors know you’re home is for sale can actually help in the process of selling your home. They might have friends or family in the market just waiting for the perfect home in your neighborhood.

Aside from potential buyers seeing your sign on a casual drive-by, a lot of potential buyers will research online first and then make a specific trip to drive-by your home for sale. An effective sign will work wonders to keep these potential buyers coming back for more. The goal of your real estate sign is to be effective enough to get the viewer to call or email for more information or to schedule a showing.

Realtors consistently report that they receive a phone call from their listing signs nearly every day meaning signage should be a top priority for agents and FSBO sellers alike. An effective sign will be large enough to be legible from the street, will have effective contrast in color and will have only the most important information such as a phone number, website and logo. Too much information will only detract from the purpose of the sign which is to get the viewer to call or email for more information.

A couple other things to consider include sign position and flyers. It’s important for the main sign to be in the best spot possible, close to the street and away from any distractions such as bushes, trees or mailboxes. Resist the urge to stock the flyer box with 100 flyers. Doing so will make it appear as if no one is interested enough to take a flyer plus any rainy day could destroy your large supply of flyers in the box. The information included on the actual flyer itself is also vitally important. Home shoppers are looking for plenty of detail regarding the house itself as well as the surrounding area.
